What is an earnest money deposit?

An earnest money deposit is a good-faith payment a buyer makes when entering a purchase contract. It signals to the seller that you are serious about buying. In South Florida, this is typically 1% to 3% of the purchase price.

Your deposit is held in a secure escrow account managed by Bell Land Title — not by the seller, not by the agent. At closing, the funds are credited toward your down payment and closing costs. If the deal falls through under contract terms, your deposit is returned per the contract provisions.
